Northfields have recently joined a UK Auction Network, called I Am sold, and now our vendors have the opportunity of selling their property via the Modern Auction Process.
The benefits of selling at auction
Vendors pay no estate agency fees and keep the full selling price
Buyer paid RESERVATION FEE secures the sale and allows all parties to move forward with complete confidence.
Fixed but realistic time-frames allow for greater interest from a wider variety of buyers. Exchange and completion will happen within a swift 56 days.
Greater exposure and increased interest results in competitive bidding between prospective buyers which drives up the selling price.
We have 3 options available to choose from
£395 inclusive VAT on completion, when you choose to use our conveyancing panel for the legal paperwork and conveyancing of your property. The fee only becomes payable upon the action being successfully concluded. If the property does not sell, the fee will not become payable at all. The conveyancing cost is separate and will vary depending upon the property purchase price.
£445 inclusive VAT for the legal paperwork, when you choose to source your own conveyancing provider (again, the cost of this is for you to negotiate with your Conveyancer). The fee only becomes payable upon the auction being successfully concluded. If the property does not sell, the fee will not become payable at all.
Alternatively, you can use your own solicitor for the full works, legal docs and conveyancing and there’s no charge from us for that.
This is how the process of buying a property at auction works - it's simple!
