As our landlord, you can have your interest noted in our Northfields Rent Recovery Plus policy (which is backed by HomeLet. You don’t have any rights under the policy, but if your tenant does fall into arrears and your agent makes a successful claim under the policy, any sums recovered that are due will be passed to you.
Even the most conscientious tenants can have their circumstances suddenly change, resulting in them no longer being able to pay the rent. Unless you don’t need the rent, it may be worth investing in rent guarantee insurance which can cover you in the event your tenant can’t or won’t pay the rent.
We know that many landlords are suffering with tenants in rent arrears due to tenants losing their jobs during the COVID pandemic, or being on furlough and only receiving 80% of their salary, and in these troubled times, we know that nothing is ever certain, however strict our referencing process is at the start of the tenancy.
Whether you feel you need cover may depend on if you’re a landlord who is likely to be personally impacted by these missed payments, for example, you still have mortgage payments to make in addition to your own household outgoings.
With this in mind we offer an ‘interest in’ to our Rent Guarantee and Legal Expenses Insurance Policy as part of our service for the first 2 months. If you do not require this service you can then cancel your policy, if not you can continue at a cost of £30 pcm (inc VAT) taken directly from your rent payment.
