Our independent financial advisors can help you calculate the costs involved in the house buying process and we can recommend you to removal companies, solicitors, builders, interior designers or anyone else you might need to talk to about your move.
We recommend that you make an appointment with a financial advisor before you start to view a property, in order to see what kind of mortgage you can afford. Usually, advisers will help you to obtain a ‘decision in principle’ from a suitable lender, which will give you the confidence to start looking for a property.
Now you have an idea of what you may be able to afford it’s time to register with our sales staff and start to look for your new home. If possible, please do contact us to ensure that you thoroughly portray your requirements and that all of your questions are answered, otherwise you may end up inundated with unsuitable property details.
Once you are registered you will start to receive regular phone calls and emails from the sales team so please try to keep them updated if your requirements change (which is very usual) or if you find a place elsewhere and want to be removed from the mailing list. Book your viewings direct with the office and please try to confirm on the day so that the negotiator doesn’t travel to meet you when you are unable to attend.
When you have found a place you like it is time to make an offer, so just double-check with your financial adviser that your offer amount is within your budget (the staff will need to double-check this in order to put your offer forward to the vendor so have all of your details to hand when you contact us).
Don’t be perturbed if your first offer isn’t accepted and try to remember that both you and the seller are negotiating for the best price and an element of compromise must be reached so that all parties are happy to proceed.
When the offer has been agreed by both parties, subject to contract, you will be asked to provide your solicitor’s details and then the conveyancing process will begin.
The last step before completion requires a solicitor to document the legal transfer of your home from seller to buyer. More information about this process can be found below.
Your solicitor will pay the balance of the purchase price to the seller’s solicitor. Once the money is received, the seller’s solicitor will inform the estate agent and the keys will be released. This is usually around or just after mid-day so don’t sit by the phone from 8 am. The property is now yours, crack open the champagne and don’t forget to post us a Google review and name your favourite staff member.
