On 4th January 2021, the Prime Minister announced ‘lockdown 2021’, new, more robust restrictions coming into force across the whole of England from 5th January and being made law on Wednesday 6th January, taking over from the previous tier systems.
Under the government guidance for this lockdown period, due to be reviewed in mid-February, Estate and Letting Agents like ourselves, are still able to continue operating. As a company, we’re not taking this lightly. Although we’re glad we can continue our work helping to facilitate home moves in both sales and lettings which will hopefully remove some stress from those currently moving through the process as well as those looking to start, our top priority is your safety, and the safety of the whole Northfields team.

Viewings and valuations
We are offering virtual viewings for all of our properties as our first port of call. Occasionally it might not be possible to facilitate this, and we’ll look at those instances on a case-by-case basis.
This is a great way of going about house hunting pandemic or no pandemic, rather than finding yourself going on lots and lots of viewings which don’t live up to your expectations, you can conduct first viewings of properties with a cup of tea from the comfort of your own home, and create a shortlist of properties you would like to see in person.
This will also reduce the amount of contact members of our team have with others, as well as reducing the number of properties you’ll be going in to. It takes into account your safety, our team’s safety, and those of the vendor/ current tenant.
Can sales still go ahead?
Any sale already agreed and in process can continue, and new sales can also continue as normal – both provided that everyone involved is working in covid-safe conditions. This is all good news for those who need their sales to progress in order to complete in time to take advantage of the stamp duty holiday.
What about lettings?
Can check-ins and check-outs still go ahead?
Lettings check-ins and check-outs can still go ahead, in a Covid-safe manner. In our case, this means full social distancing and masks worn at all times. They are also completed thoroughly, but as quickly as possible.
Will interim inspections still take place?
Any interim inspections which don’t have urgent requirements to be carried out face-to-face, will be carried out virtually wherever possible until virus numbers recede and restrictions are lifted.
Can contractors still visit for maintenance?
Contractors are allowed to visit properties for maintenance to fix health and safety issues. The government has issued separate guidance for working in people’s homes, which contractors should be aware of and following. For any non-urgent issues, where possible these will be postponed until restrictions are once again lifted in order to keep both tenants and contractors safe.
Travelling from outside the local area
According to the government guidance, all travel should be limited wherever possible, however when there is an unavoidable need for example, during the home moving process, it is permitted.
