It has been an unusual year in the property market with lots of uncertainty, mainly due to Brexit and the absence of any definite plans. For landlords, a lot of legislative change has also been put into action, which has been unsettling for landlords purchasing buy-to-let property. (Thank you Parliament!)
That said, our Northfields team have had a great year. Here are some of our highlights:
The new year started with a bang and all looked rosy. Our CEO, Richard Palfreeman recorded this video at the start of the year. You can see his predictions were for an upsurge in house buying activity for the Ealing & Shepherds Bush area, especially in the £600,000+ family house market. The lettings market is still undergoing a lot of changes and with 154 acts covering the Private Rental Sector at the moment, landlords are now feeling more secure when using Northfields for their Property Management. This provides complete peace of mind and ensures compliance.
Looking back, we can see that the lower end of the market has remained more active than the top end, with 1 & 2 bedroom flats selling well.
The Crossrail effect is still showing – the luxury flats in Gordon Road sold quickly as they were well presented, correctly priced and close to Ealing Broadway station – price bracket £400k – £650k.
Unfortunately the activity at the bottom end of the market never really moved up to the larger houses as we had predicted, which we have put down to the continued uncertainty in the political and economic marketplaces.
With even more legislation and the tenant fee ban coming, we have seen a drop of around 10% in our let-only portfolio with more people taking advantage of our professional services and free rent guarantee.
In this property market, we made the decision to stay open for extended hours, giving people at work the chance to contact us about their property needs outside of their office hours. Tenants coming home to find something amiss in their rental home, can also now just give us a call straight away. Our client care team schedule many of their calls in the evenings because people are so busy during the day and we find they have more time to chat over their requirements and allow us to really get a feel for their wishes, making it easier for us to match applicants to properties.
Also, in February we received the FEEFO gold trusted service award, which goes to show that our clients appreciate what we do for them. That is the best reward of all.
On the 8th March, our Pitshanger office celebrated 10 years of trading by holding an Anniversary Party. Inviting all of our local residents, we enjoyed the comforts of a newly refurbished office complete with the real treat that is air-conditioning! When the Summer heatwave arrived, Assistant Manager, Leah really did think it was A-M-A-Z-I-N-G. In fact, Pitshanger’s office became quite the ‘hang-out’ for a slice of cool heaven for people out shopping in the lane!

Time to get fit for the Summer and our team took part in the amazing AGENTS GIVING LOVE MUD CHALLENGE.
Everybody had so much fun and we raised £1900 whilst getting very muddy indeed.
Well everybody was obsessed with the footy, and so were we, having the big TV screen in the office for our staff & customers to come and watch the England boys. One of the big developments in Shepherds Bush were we regularly sell or rent property, went overboard with their ENGLAND flags!
On the 25th June we supported our local charity THE LOG CABIN at Pitshanger’s Party in the Park. What a fabulous day. All of the staff volunteered to man our stall and raise money on the day, doing face painting and handing out goody bags. Of course, the glorious weather proved a big hit for everyone involved!
The hot month of Wimbledon, and what a great idea from Hammersmith BID, bringing a big screen out for those who couldn’t get into the famous Wimbledon tennis courts. What a difference a Summer of sunshine makes! The Famous LOVEBOX also came to Gunnersbury Park, again helped tremendously by the sunshine!
Northfields Estate Agents were expanding this Summer and ran an amazing career evening at Double Tree Hilton Hotel in Ealing Common on 19th June, which brought an influx of new blood, fresh ideas and made a huge boost to all of the Northfields Offices.
More outdoors fun in Gunnersbury Park when the Secret Cinema came to town and saw Ealing awash with fancy dressed cinema goers! The team was overwhelmed to receive a shortlist for the industry awards “EA MASTERS” which means that we passed the 100 strong criteria for customer service set by Rightmove & The Property Academy. Our top performers were taken for a slap up breakfast at the newly opened Soames Kitchen in Ealing Broadway as a thank you for their hard work. Finally, Northfields won the instruction to sell a new development of exclusive apartments in Gordon Road W5 and they were incredibly popular, many going under offer for top price in a short time, especially after the OPEN HOUSE events throughout September! This was a very encouraging upturn on the market, which had shown little sign of price increase thoroughout the earlier part of the year.
Northfields started to utilise the online auction platform I AM SOLD and this has had a lot of interest from vendors and buyers and is likely to become a big part of our property sales during the coming years. People asking what the benefit of selling at auction is are very happy with the speed at which the transaction can happen, and the stats showing that property does NOT SELL CHEAPER at auction than using traditional methods!
The staff all helped out at The Log Cavin family fun day and 2 of the team, Noura & Alejandro also ran the Ealing Half Marathon for the charity. What amazing staff we have!
At the prestigious EA MASTERS AWARDS the Northfields Lettings Team took the BEST SMALL LETTING AGENT UK title and boy was it an amazing feat from over 50,000 estate agents!

Well the year is almost over, we still have no clue as to the Brexit deal for 2019, or no deal as it currently appears likely. However, the market is good in Ealing, Shepherds Bush, Pitshanger and Northfields, so we are happy. All that is left to say is “HAPPY CHRISTMAS” we hope your year has been as eventful as ours, and we look forward to doing business with you in 2019.
